The overall market remains robust in the sub $10m market, with very tight yields of under 5.5% still being transacted. We’re seeing greater value in the $10m – $50m range, particularly where there is upside through development or asset resetting. We continue to assess opportunities both on and off-market to provide investors delivering value through proactive management and deep market insight.
Market Update: According to Cushman & Wakefield’s most recent property report, Brisbane’s industrial property market is showing strong fundamentals in early 2025, with tightening supply and robust tenant demand creating favourable conditions for investors. Just 110,000 sqm of new warehouse space was completed in Q1, with full-year supply expected to be the lowest since 2022. Leasing activity remains strong, with 240,000 sqm taken up in Q1 alone, following strong levels in 2024. Land values remain stable, and investment volumes across Australia’s logistics and industrial sector rose over 40% year-on-year in 2024, driven by improving debt conditions and greater pricing certainty.
