Brisbane Marina Development: A New Chapter for Brisbane’s Marine Industry

DCP is proud to be a development partner on an ambitious waterfront project that has the potential to redefine marine infrastructure in Brisbane.

Direct Commercial Property is proud to be a development partner with Frank Developments on Brisbane Marina, an ambitious waterfront project that has the potential to redefine marine infrastructure in Brisbane.

Following extensive planning, consultation and design refinement, a revised proposal has now been re-lodged with Brisbane City Council, marking an important milestone in the project’s evolution.

Located on more than 30,000 square metres of Brisbane River frontage at Hemmant, Brisbane Marina has been carefully designed to bring together premium marine workstores, private marina berths and integrated marine services within a purpose-built waterfront precinct. The proposal currently comprises 91 architecturally designed workstores, more than 75 private marina berths accommodating vessels from approximately 12 to 25 metres, and a range of supporting amenities designed to meet the needs of marine businesses and boating enthusiasts alike.

A Vision Beyond Traditional Marina Development

Brisbane Marina has been conceived as more than a marina.

The vision is to create a destination that supports Brisbane’s growing marine industry while delivering a thoughtfully designed environment where businesses, owners and visitors can operate, connect and enjoy the river.

The proposal incorporates contemporary workspaces, private berths, marine servicing facilities and exclusive amenities within one integrated precinct, reflecting the increasing demand for high-quality marine infrastructure in South East Queensland.

Why DCP Became Involved

At Direct Commercial Property, we seek opportunities where strategic property expertise can help unlock long-term value.

Brisbane Marina represents a rare combination of exceptional riverfront land, strong underlying demand and the opportunity to create an entirely new marine destination for Brisbane. It aligns closely with DCP’s experience in identifying opportunities that combine commercial property, active project delivery and long-term strategic thinking.

As development partner, DCP is working alongside Frank Developments and the broader consultant team to support the delivery of the project through its planning and development journey.

Designed for the Future

The revised proposal has been developed in collaboration with Cavill Architects, whose expertise has helped shape a refined design that responds to both the operational needs of the marine industry and the site’s unique waterfront setting.

Every stage of the design has focused on balancing functionality, architectural quality and the long-term activation of this important Brisbane River location.

Looking Ahead

The re-lodgement of the development application represents another significant milestone, but it is only one step in what will be a carefully considered development process.

Direct Commercial Property is excited to continue working alongside Frank Developments and the wider project team as Brisbane Marina progresses through the next stages of planning and approvals.

We look forward to sharing further project updates as this landmark development continues to evolve.
