Project Overview
The Brisbane Marina represents a significant mixed-use waterfront development opportunity that has the potential to become one of Brisbane’s landmark destinations, combining marina facilities, hospitality, commercial activation and public amenity.
While the project remains in the planning and approvals phase, it reflects DCP’s commitment to partnering on projects that create long-term value for investors, communities and the broader city.

Development Application Submitted – November 2025
Frank Developments lodged the original Development Application for Brisbane Marina, marking the first formal step in delivering a new marine precinct on Brisbane’s riverfront at Hemmant.
The proposal introduced a vision for a purpose-built waterfront destination combining premium marine workstores, private marina berths and integrated marine services within a carefully master-planned precinct. Designed to support the growing marine industry while embracing Brisbane’s unique riverfront setting, the project sought to create a new benchmark for marine infrastructure in South East Queensland.
For Direct Commercial Property, the submission represented the commencement of an exciting development partnership, with the project progressing through planning, stakeholder engagement and ongoing design refinement.

Project Milestone
Revised Development Application Lodged -July 2026
Following extensive consultation, planning and design refinement, a revised Development Application was lodged with Brisbane City Council.
The updated proposal, designed by Cavill Architects, expands the vision to include 91 premium marine workstores, more than 75 private marina berths and a range of integrated marine services across more than 30,000m² of Brisbane River frontage. The revised design places greater emphasis on the riverfront experience, creating stronger visual connections and a high-quality waterfront environment for marine businesses, owners and visitors.
This milestone reflects the continued evolution of Brisbane Marina and the collaborative work undertaken by Frank Developments, Direct Commercial Property and the broader consultant team as the project progresses through the planning process.
