Director

James Whitelaw is a Director of Direct Commercial Property (DCP), bringing more than 30 years’ experience in corporate finance, capital structuring and commercial property advisory to the business. He is widely recognised for his strategic, commercially pragmatic approach to complex transactions and his ability to deliver clear, disciplined outcomes for investors.

James commenced his career with Deloitte Touche Tohmatsu before founding HMW in 1991, which has since evolved into the nationally respected HMW Group. Through this platform, he has advised extensively across the commercial property and real asset sectors, working with private capital, institutional investors and developer-led groups.

At DCP, James plays a key role in investment strategy, transaction structuring and capital markets oversight. His expertise spans property development and investment trusts, equity and debt raisings, financial syndications, valuation methodologies, risk assessment and advanced financial modelling. He brings a deep understanding of how capital, governance and asset strategy intersect to drive long-term value.

James has advised on the successful acquisition, structuring and exit of businesses and property assets across Australia and internationally, providing DCP with a strong foundation of disciplined investment judgement and commercial rigour.

Ed Bull is the Founder and Managing Director of Direct Commercial Property (DCP), a specialist industrial and commercial real estate investment platform focused on disciplined capital deployment, capital preservation and long-term investor alignment.

With more than 25 years’ experience across industrial and commercial property, Ed brings deep expertise spanning land sales, development, leasing and investment strategy. Since establishing DCP, he has led 23 property syndications and private mandates, growing the platform to $261 million in funds under management and $438 million in total transacted value.

Ed’s approach is underpinned by strong commercial judgement and an exit-first mindset. From acquisition, he assesses liquidity, buyer depth, tenant covenant strength and market timing to protect investor capital and deliver strong risk-adjusted returns.

Prior to founding DCP, Ed spent over 15 years with CBRE, including as Senior Director, Industrial Capital Markets, advising on nationally significant transactions and helping establish the firm as a market leader. He is highly regarded for his unrivalled market knowledge, long-standing industry relationships and disciplined execution.
